Brightest Property Services runs commercial cleaning as a managed contract rather than a recurring visit. Every site gets a documented scope, an agreed schedule, a named point of contact, and scheduled inspections with findings recorded and closed out.
Behind that sits independently certified quality, environmental and safety management, current Victorian labour hire licensing, public liability cover and WorkCover registration. Mixed frequencies across one site
Different areas within one site can run at different frequencies - washrooms daily, workstations weekly, periodic works quarterly. That is agreed in the scope rather than assumed, so nobody is guessing what was included.
Daily and weekly service structure
A typical structure separates daily tasks - washrooms, kitchens, bins, high-touch points, reception presentation and floor spot-cleaning - from weekly tasks such as full vacuuming and mopping, internal glass, detail dusting, skirtings and ledges, and periodic tasks covering carpet, floors, high dusting and glazing. Building it in tiers keeps the daily visit efficient while making sure detail work actually happens on a schedule instead of being deferred indefinitely.
After-hours, early-morning and daytime cleaning
Most commercial cleaning is delivered outside occupied hours - after close, or early morning before staff arrive - which keeps disruption to nil and gives cleaners clear access to workstations and amenities. Daytime cleaning suits sites where after-hours access is restricted, where a visible presence is wanted in public areas, or where washrooms need servicing mid-day in busier buildings. Some sites run both. Scheduling is agreed during scoping and documented in the service schedule, including how access works outside business hours.
What we clean, and how often
Scope is agreed area by area and written down, because ambiguity in a cleaning scope is what causes disputes six months in.
Washrooms and amenities
The area that most determines how a workplace is judged. Sanitary fixtures, tapware, mirrors, tiling and partitions cleaned and disinfected; dispensers checked and restocked; floors mopped; waste and sanitary bins emptied; high-touch points including door furniture, flush plates and taps. Typically daily on serviced sites, with a scheduled deeper clean of grout, partitions and behind fixtures.
Kitchens, lunchrooms and tea points
Benchtops, sinks, splashbacks and tapware; external surfaces of appliances including fridge, microwave and dishwasher fronts; tables and chairs; cupboard fronts and handles; floors; waste and recycling emptied. Internal fridge and appliance cleaning is scheduled periodically by arrangement, since it needs the space to be cleared first.
Desks, workstations and common areas
Workstation surfaces dusted where the desk is accessible - we work to a clear-desk convention and do not move personal items or paperwork. Monitors, keyboards and phones are handled by agreement, since many organisations prefer staff to manage their own equipment. Meeting rooms reset, boardroom tables detailed, reception and waiting areas presented, corridors, stairwells and lift areas maintained, and high-touch points cleaned - door handles, push plates, handrails, switches and shared equipment.
Bins and waste streams
General waste, recycling and paper streams collected from workstation, kitchen and common-area bins and taken to your building's designated collection point, with liners replaced. Where a site separates organics, comingled recycling or confidential paper, we work to that separation rather than consolidating streams.
Consumables coordination
Where consumables are included in your scope, we monitor stock levels of hand towel, toilet tissue, soap and sanitiser, and flag or replenish according to the arrangement agreed at scoping. Some clients prefer to purchase their own consumables and have us manage stock rotation and report shortfalls; others prefer supply included. Both are workable, and it is set out in the service schedule so there is no ambiguity about who restocks.
Periodic and scheduled works
Beyond the routine schedule, most sites need work that happens quarterly, half-yearly or annually. These are quoted and scheduled separately so they do not get absorbed into - and quietly dropped from - the regular visit.

- Hard floor stripping and sealing - restoration of vinyl and hard floors, including stripping existing coatings and resealing
- Internal window and glass cleaning - glazing, partitions and internal glass at height where safe access allows
- External window cleaning - within our insured height limits, noted below
- High dusting - ledges, vents, light fittings and above-height surfaces
- Pressure washing - entrances, pathways and external hard surfaces
Working at height: our public liability cover excludes external building cleaning at heights above 10 metres or three storeys, whichever is lower. External glazing above that limit is outside our scope, and we identify it at quotation rather than later. Internal glazing at height, and external work within those limits, can be quoted normally.
Mobilising your site
Site assessment and scope
We attend site, walk the areas with you, and record floor areas, surface types, amenity counts, occupancy patterns, access constraints and any areas needing special handling - server rooms, secure areas or restricted zones. That produces a written scope listing what is cleaned, at what frequency, and what is excluded.
Inductions, access and key control
Before the first clean we complete your site induction requirements and agree access - keys, fobs, alarm codes, after-hours protocols and any sign-in requirements. Credentials are issued to named staff and recorded, and returned whenever someone leaves the site. Where your building runs its own contractor induction or uses a contractor management platform, we complete and maintain those requirements.
Cleaner induction before first attendance
Our cleaners are inducted before they start on your site. That covers the safety rules that apply there, how the products they will use are handled and stored, what to do if something is damaged or someone is hurt, and who to contact. Site-specific inductions are completed where your site requires them.
Service commencement
We agree a start date, confirm the first weeks' schedule, and check in after the opening period to catch anything the written scope did not anticipate. Where you are moving from another contractor, the transition is timed so there is no gap in service.
Quality assurance and corrective action
Standards slip when nobody is checking. Ours are checked on a schedule.

- Do you clean after hours or during business hours?

- Do you supply consumables like hand towel and toilet tissue?
- This is set at scoping. Some clients include consumable supply in the contract; others purchase their own and have us monitor stock and report shortfalls. Either arrangement is documented in the service schedule.
- What happens if the standard slips?
- You raise it with your named contact and it is logged, actioned and signed off through the same corrective-action process we apply to anything found at our own scheduled inspections. Nothing is closed until the fix has been checked.
- Do you clean external windows?
- Internal glazing yes, and external work within our insured limits. Our public liability cover excludes external building cleaning above 10 metres or three storeys, whichever is lower, so external glazing above that is outside our scope. We identify it at quotation.
- Can you take over from an existing contractor mid-contract?
- Yes. Transitions are usually scheduled to avoid a gap in service - we scope the site, complete inductions and access arrangements, and agree a start date that lines up with your current arrangement ending.
