Cleaning that works around a school day

A school is an unusual cleaning environment. It is densely occupied for six hours, almost empty for the rest, and the areas under most pressure - toilets, canteens, classrooms - are the ones where a visible lapse is noticed immediately by students, staff and parents.

It is also an environment where who is on site matters as much as what gets cleaned. Cleaning staff work in a space occupied by children. That places obligations on the contractor around screening, supervision and consistency of personnel that do not apply on a commercial site.

Brightest Property Services scopes school contracts around both realities: a cleaning programme built to the timetable, delivered by a screened and supervised team, with the documentation a school needs to satisfy its own governance.

Who we clean for

  • Government primary and secondary schools
  • Catholic and independent schools
  • Early learning centres, kindergartens and long day care
  • Outside School Hours Care (OSHC) facilities
  • Multi-campus school groups - consistent standards across sites under one contract
  • School administration buildings and support offices

Working with Children Checks and staff screening

This is usually the first question a school asks, and it should be.

Personnel assigned to Victorian school sites hold current Employee Working with Children Checks. BPS maintains WWCC details for assigned personnel and can provide relevant check information to schools where required.

BPS holds Victorian Labour Hire Licence VICLHL03732. Where services fall within Victoria's labour hire licensing framework, this gives clients confidence that workers are being supplied through a licensed provider.

Alongside screening, we work to consistency of personnel - the same team attending your site wherever rostering allows. This is a scoping discussion rather than a promise made in the abstract.

What a school cleaning programme covers

Scope is agreed area by area against your timetable. The areas below are the ones that shape most school contracts. See our work.

Classrooms and learning spaces

Desks, chairs and shared surfaces, floor care appropriate to the surface, whiteboard ledges, touchpoints such as door handles and light switches, and waste removal. Cleaning is scheduled outside instruction time so rooms are ready before the first period.

Toilets and change facilities

The highest-scrutiny area in any school and the one most likely to generate complaints. Fixtures, partitions, floors, touchpoints and consumables, at a frequency set by student numbers rather than by floor area. Where a site needs a scheduled mid-day service, that is built into the roster rather than treated as an extra.

Canteens and food preparation areas

Food preparation surfaces, servery areas, floors, sinks and waste points, cleaned to support the school's own food safety program. We clean the environment; we do not write or own the food safety program, and we work to the requirements your canteen already operates under.

Gymnasiums, halls and multi-purpose spaces

Sprung and hard floor care appropriate to the surface, seating and equipment storage areas, and turnaround cleaning around assemblies, performances and community hire.

Administration and staff areas

Reception, offices, staff rooms and meeting spaces - standard commercial office cleaning applied within the same contract rather than a separate arrangement.

Grounds, entries and external areas

Entries, walkways, covered areas and bin stores. External hard-surface cleaning where suitable for the surface and site.

Term breaks and holiday programmes

Term breaks are when the work that cannot happen during term gets done. Periodic tasks are scheduled into the break rather than squeezed into a school night: floor stripping and sealing, carpet cleaning, high-level dusting to safely accessible heights, detailed washroom work, and whole-classroom resets.

Planning these into the annual contract at the outset gives the school a known scope and a known cost, rather than a quotation each holiday. It also means the work is scheduled around maintenance trades, works programmes and holiday care, which usually have first claim on the site.

How we scope a school cleaning contract

  1. Site walk-through

We attend the school and scope against the timetable, student numbers and access arrangements.

  2. Area-by-area scope and frequency

Agreed in writing, with high-pressure areas frequency-set separately.

  3. Term-break programme

Periodic works planned into the annual scope from the outset.

  4. Screening and induction

Assigned personnel hold current Employee WWCCs and relevant check information is provided where required; our team completes your site induction.

  5. Documentation pack

Certificates, SWMS and risk assessments prepared for your governance or tender process. See our compliance page for the full documentation set.

  6. Proposal

    Written scope, roster and pricing.

  7. Review

Scheduled QA inspections with findings shared, and a named contact for issues.

Frequently asked questions

Do the staff attending our school hold Working with Children Checks?
Personnel assigned to Victorian school sites hold current Employee Working with Children Checks. BPS maintains WWCC details for assigned personnel and can provide relevant check information to schools where required.
Are you licensed under Victoria's labour hire scheme?
BPS holds Victorian Labour Hire Licence VICLHL03732, valid to 10 June 2029. Where services fall within Victoria's labour hire licensing framework, this gives clients confidence that workers are being supplied through a licensed provider.
Can you clean outside school hours?
Yes. Most school contracts are delivered outside instruction time, with rosters built around the timetable, after-school activities and community hire. Where a mid-day washroom service is needed, that is built into the roster.
Can you handle periodic work during term breaks?
Yes, and we recommend planning it into the annual contract rather than quoting each holiday. Term breaks suit floor stripping and sealing, carpet cleaning, high-level dusting and detailed washroom work.
Do you clean early learning centres as well as schools?
Yes - early learning centres, kindergartens, long day care and Outside School Hours Care facilities, alongside primary and secondary schools.
Can you cover multiple campuses under one contract?
Yes. Multi-campus groups are scoped per site with a consistent standard and consolidated reporting, so the group holds one contract rather than several.
What documentation can you provide for our tender?
ISO certification, labour hire licence, certificates of currency for public liability and WorkCover, SWMS, site-specific risk assessments and Safety Data Sheets.
What areas do you service?
Morwell, Traralgon, Moe, Churchill, Yallourn, Yallourn North, Hazelwood North, Trafalgar, Warragul, Drouin, Sale, Bairnsdale and the wider Gippsland region, plus regional Victoria and Greater Melbourne.
