Internal glazing, yes, and external work up to our insured threshold. Cover does not extend to external building cleaning above 10 metres or three storeys, whichever is lower, which puts facade and upper-level glazing beyond our scope. We raise that at quotation so it is priced by someone else from the outset.

Can you work outside standard hours?

Yes. Builders and handover cleans are frequently scheduled around trade access, weekend windows or ahead of a Monday walkthrough. Scheduling is agreed as part of the quotation.

Are your staff inducted and supervised?

Every cleaner attending your project is inducted first. That induction covers the site rules in force, safe handling and storage of the products they will bring, and the reporting route if something goes wrong. Where your project runs its own induction we complete that as well, and attendance is supervised against the agreed scope.

Cleaning scheduled to your construction programme

A builders clean sits on the critical path. Handover dates, client walkthroughs and practical completion inspections all depend on the site being finished to a presentable standard - and a cleaning contractor who cannot mobilise to your dates, or cannot produce the paperwork to get through the gate, becomes a programme risk.

Brightest Property Services works to construction schedules rather than fixed rosters. We attend site for scoping, agree the stages and dates against your programme, and lodge the safety and compliance documentation your site requires before our team arrives.

Site access usually depends on paperwork clearing first, so ours is prepared as part of mobilisation rather than chased afterwards. Our management systems are independently certified, our workforce is engaged under current Victorian labour hire licensing, and the project is covered by public liability and WorkCover insurance. The compliance page carries the certificate numbers, the certifying body and every validity date.

The three stages we cover

Most projects need more than one clean. We can deliver any stage individually, or all three across the life of the build.

Progressive site cleaning

Cleaning carried out during construction to keep the site workable and safe. Removal of general construction dust and debris from work areas, keeping access routes and stairwells clear, and moving waste to the site's designated points. Progressive cleaning reduces the volume left for the final stages and keeps the site presentable for client visits mid-build.

Builders clean (pre-handover)

The substantive clean once trades are complete. Construction dust removed from all surfaces, floors brought back to their finished state, glazing cleaned internally, joinery and fixtures detailed, and wet areas fully cleaned. This is the stage that turns a finished build into a presentable one.

Final handover clean

The detail pass immediately before client walkthrough or practical completion. Fine dust removed from ledges, tracks, fittings and high-touch points, final glass and mirror finishing, washroom and kitchen detailing, and a walk-through with your site manager to address anything flagged before the client arrives.

What a builders clean from BPS includes

Scope is agreed per project. The following is typical of a commercial builders and handover clean.

Floors and hard surfaces

Removal of construction dust, adhesive residue, plaster and paint splatter from hard floors. Vacuuming and detailing of carpeted areas. Where a project needs the finished floor restored or resealed, that is scoped and quoted as a separate item rather than assumed within the builders clean.

Glazing and internal joinery

Internal glass, mirrors, partitions and splashbacks cleaned and finished. Window and door tracks, sills and frames detailed. Cabinetry, joinery and built-in furniture cleaned inside and out.

Washrooms, kitchens and wet areas

Full clean and detail of sanitary fixtures, tapware, tiling, grout lines, mirrors and dispensers. Kitchen and tea-point benchtops, sinks, splashbacks and cabinetry cleaned and finished.

Fixtures, fittings and detail work

Light fittings, switches, power outlets, skirtings, architraves, door furniture, vents and grilles. Fine dust removal from ledges, sills and horizontal surfaces, where construction dust settles and is most visible at handover.

External and common areas

Entrances, foyers, lobbies, corridors, stairwells and lift areas. External hard surfaces, pathways and entry points, including pressure washing of accessible external hard surfaces where the surface and site suit it.

Working at height. Our insurance does not extend to external building cleaning above 10 metres or three storeys, whichever is lower, so facade and external glazing work beyond that point falls outside what we can take on. We flag it at quotation rather than at handover. Work below that threshold, and internal glazing at height, is quoted as normal.

Site compliance and documentation

Construction sites gate access on paperwork, so ours is ready before we arrive. For contractor onboarding we lodge safe work method statements written for the tasks and the site, a site-specific risk assessment completed before work begins, and safety data sheets for every product brought through the gate.

Certification, licensing and insurance certificates are supplied with that pack. If your project runs a contractor management platform or its own induction, tell us which at scoping and we will complete and maintain it.
