Cleaning built around a working facility
An industrial site does not stop for cleaning. Production runs, forklifts move, loading docks cycle, and the cleaning contractor has to work around all of it without becoming a hazard or an obstruction.
That makes industrial cleaning an operational and safety question before it is a cleaning question. The contractor needs to understand traffic movement, exclusion zones, personal protective equipment requirements and site induction - and needs to evidence its own safety systems before it is allowed through the gate.
Brightest Property Services holds independent certification to the ISO 9001 quality, ISO 14001 environmental and ISO 45001 occupational health and safety management standards. For an industrial buyer ISO 45001 is usually the one that matters: it means the safety management system has been audited by a third party rather than simply described in a tender response. Labour hire licensing, public liability cover and WorkCover registration are all current, and the compliance page lists every number and expiry date.

What an industrial cleaning programme includes
An industrial programme is built to a scope and a roster agreed with your site, not to a fixed package. The elements below are the ones most often included.
Warehouse and storage areas
Hard-floor sweeping and machine scrubbing, aisle and racking-bay floor cleaning, dust control on accessible surfaces, dock and loading-bay floors, line-marking visibility, and bin and waste-point cleaning. Racking is cleaned to safely accessible heights, and anything needing elevated access is assessed individually.
Workshop and production floors
Floor degreasing and machine scrubbing, swarf and debris removal from accessible floor areas, wipe-down of accessible non-process surfaces, and cleaning around fixed plant without touching the plant itself or entering any guarded or isolated zone.
Amenities, crib rooms and change facilities
Toilets, showers, change rooms, crib and lunch rooms, lockers and hand-wash stations. This is frequently the highest-complaint area on an industrial site and the one most visible to the workforce, so it usually sits at a higher frequency than the production areas around it.
Site offices and administration areas
Standard commercial office cleaning applied to the administration areas attached to the facility - desks, meeting rooms, kitchens and high-touch points. External and hardstand areas
Sweeping of hardstand and apron areas, entrance and walkway cleaning, bin-store areas, and washdown of external hard surfaces where the substrate and the site make that appropriate.

Industrial cleaning scope and specialist work
What this service covers. Brightest Property Services provides routine industrial and facility cleaning - the ongoing programme that keeps a working site clean, presentable and compliant. That means warehouse and storage areas, workshop and production floors, amenities and crib rooms, site offices, and accessible external and hardstand areas, delivered to an agreed scope and roster.
Specialist process work is assessed separately. Some industrial requirements sit outside a routine facility cleaning programme and are scoped, resourced and priced as specialist work: confined-space entry; tank, silo, vessel or pit cleaning; vacuum-truck and industrial waste-extraction services; high-pressure jetting of plant, pipework or process equipment; dangerous goods, hazardous substance and process cleaning; and work on, or isolation of, live plant and equipment.
If your requirement takes in any of that, raise it when you enquire. We will look at the task, the controls the site has in place and the competencies it demands, then tell you plainly which parts we can take on ourselves and which are better handled by a specialist working alongside our facility scope.
Access at height. Our insurance stops short of external building cleaning above 10 metres or three storeys, whichever is lower. That is a limit on the outside of buildings specifically, and not a general bar on working at height. Internal elevated work such as high-level racking or mezzanine areas is assessed case by case against the task, the site controls, the competencies needed and the equipment available.

- Can you work around our production schedule?
- Yes. Rosters are built around shift patterns and access windows agreed at scoping, including after-hours, weekend and shutdown-window attendance where that suits the site better.
- Do you provide safety documentation before starting?
- Yes. Task-specific safe work method statements, a risk assessment carried out on your site, and safety data sheets for every product we bring through the gate are supplied as standard. Certificates of currency and licence documentation go to your pre-qualification system on request.
- Which management system standards are you certified to?
- We hold certification to ISO 9001 for quality, ISO 14001 for environmental management and ISO 45001 for occupational health and safety. ISO 45001 is usually the relevant one for industrial pre-qualification. Certificate numbers, the certification body and validity dates are listed on our compliance page.
- Do you do confined space or tank cleaning?
- This service covers routine industrial and facility cleaning - warehouses, workshops, amenities and associated areas. Confined-space entry, tank and silo cleaning, vacuum-truck work and jetting of process equipment are specialist process work, assessed separately rather than offered as part of a standard cleaning programme. Raise it at enquiry stage and we will tell you what we can deliver directly.
- Can you clean high-level racking?
- We clean to safely accessible heights as standard, and elevated racking is looked at case by case against the task, the site controls, the competencies needed and the equipment available. The 10 metre and three storey threshold in our cover applies to the outside of buildings, not to working at height in general, so internal elevated work is a scoping conversation rather than an automatic exclusion.
- Can you cover both the plant and the site offices?
- Yes, and that is a common arrangement. It is usually simpler for a site to hold one contract covering both the industrial areas and the administration areas, with different frequencies applied to each.
- Where in Gippsland do you service industrial sites?
- Industrial sites throughout the Latrobe Valley, taking in Morwell, Traralgon, Moe, Churchill, Yallourn, Yallourn North and Hazelwood North, then out via Trafalgar and Yarragon towards Warragul and Drouin, and east as far as Sale and Bairnsdale.
